Morgan Pryce London Office Rents Overview – July 2011

The map is a monthly look at the pricing of the most popular submarkets in central London for people looking for offices to rent.  It is the only monthly overview which is focused on helping companies looking for offices under 10,000 sq ft. It is based on real office transactions occurring in the previous month so it’s a true reflection of the market.

Our research shows that rents have largely remained static although Covent Garden has seen an uplift in rents paid. This is a result of very limited availability of offices to rent at the mid to high quality brackets. It’s especially hard for companies looking to find offices of between 2,000 – 3,000 sq ft which offer some character and interest.

We expect July to see a flurry of deals in areas such as Clerkenwell and Shoreditch matching the rents shown on the July Rental map.

Another hotspot is expected to be Mayfair where demand for office spaces 1,000 – 1,500 sq ft has seen trend for deals closing quicker, which in turn has improved the take-up statistics.
