Buying Commercial Property in Mayfair: Points to Weigh Up
Buying commercial property in Mayfair is different from buying in most of London. These are the questions we work through with every client.
- Tenure. Check whether the interest is freehold or long leasehold, how many years remain, and what the ground rent and estate covenants allow. Estate consent may be needed for alterations or a change of use.
- Listed status and conservation. Most of the district falls within the Mayfair Conservation Area and a high share of buildings are listed. Works to a listed building need consent from Westminster City Council, which affects programme and cost.
- Planning use. Some townhouses were built as homes and converted to offices. Confirm the lawful use before you commit, because policy on switching between office and residential use is restrictive.
- Energy performance. Period buildings can have poor EPC ratings. If you intend to let any part of the building, minimum energy efficiency rules apply, so budget for upgrades.
